of every month - regardless of whether the tenant has paid or not. In fact you

your rent up front. You first suffer the consequences of reduced
cash flow - then when they are in default for a certain amount of months you
may put in a claim.

there is the waiting period and all the typical red tape around getting the
claim paid out.
